Properties Owned Filter
The Properties Owned filter is designed to allow users to search for investors or institutional owners who own multiple properties. The filter has been added to Advanced Search, under the Owner header. This filter enables users to search for properties that are owned by people or entities that own a certain number of properties, by searching for either a range or exact number of properties owned.
The filter covers nationwide ownership. This means the number of properties owned is the number of properties the person or entity owns nationwide. For example, if an individual owns seven properties in California and five in Arizona, a nationwide search for properties owned by owners of 12 properties would return the 12 properties owned by that individual. Any additional filters used would further restrict results, so limiting the search to Arizona would reduce the search result to include only the five Arizona properties.
The Properties Owned filter is a Premium Filter, which means there is a charge applied to each search result returned when the filter is used. If you are interested in gaining access to this filter please speak with your Account Manager.
HOA Lien Filter
The HOA Lien filter allows users to target or exclude properties that have one or more open HOA liens. The filter has been added to Advanced Search, under its own HOA Lien header.
The HOA Lien filter is a Premium Filter, which means there is a charge applied to each search result returned when the filter is used. If you are interested in gaining access to this filter please speak with your Account Manager.
HOA Lien Export Add-on Package
The new HOA Lien Export Add-on package delivers information on up to three open HOA liens associated with a property. The information in this package includes HOA Name, Lien Type, Lien Amount, Document Number, Recording Date, County, Court Type, Case Number, Trustee Name, Trustee Address, Trustee Email and Trustee Phone.
This package is also available for batch (match and append) orders in the Order Portal, so a portfolio of properties can be uploaded and the HOA lien information will be appended where a lien is present.
HOA Contact Export Add-on Package
The HOA Contact Export Add-on package delivers information on up to three HOAs associated with a property. The information contained in this export package includes the association name, association type, association address and fee information. This package is also available for batch (match and append) orders in the Order Portal.
Finance Score Filters
Finance Score filters are now available for users to search for properties that show an above average likelihood to be sold, refinanced or obtain an equity line of credit in the next three to six months. The Finance Score filters have been added to Advanced Search, under their own Finance Scores header. There are five scores available for filtering:
- Purchase Intel Score - Likelihood of securing a purchase mortgage within the next 3 to 6 months. This can also be used as an indicator of the likelihood that the owner will sell the property.
- Refi Intel Score Conventional - Propensity that an individual will get a conventional refinance loan within the next 3 to 6 months.
- Refi Intel Score FHA - Likelihood of getting an FHA Refinance loan within the next 3 to 6 months.
- Refi Intel Score Cash-out - This is the propensity of getting a cash-out refinance within the next 3 to 6 months.
- Equity Intel Score< - The likelihood of getting a home equity line of credit within the next 3 to 6 months.
The Finance Score filters are Premium Filters, which means there is a charge applied to each search result returned when one or more of the filters are used. The same charge is applied regardless of the number of filters used in the search. If you are interested in gaining access to this filter please speak with your Account Manager.
Finance Scores Export Add-on Package
The new Finance Scores Export Add-on package delivers scores and descriptions for the same five Finance Scores that are available as search filters in Advanced Search: Purchase Intel Score, Refi Intel Score Conventional, Refi Intel Score FHA, Refi Intel Score Cash-out and Equity Intel Score.
This package is also available for batch (match and append) orders in the Order Portal.
